You may be wondering... what can I do to repair my house to sell at top dollar? Well, in this video I'm going to give you four tips on what you can do to prepare then I'm going to share what your agent can do to help your home sell easier and for top dollar!

Hi and welcome to my video I'm Isabel Guzman with 1 Acre Plus Homes here in New Braunfels I specialize in helping sellers and buyers with 1 Acre Plus Homes again right here in New Braunfels Texas. So let's jump into the video.

Here are four tips that are sure to help you maximize your market value. Number one; be objective when preparing your home for sale. In other words be sure your home is staged in a manner that will make a buyer feel that your house can become their new home. We want them to be able to envision themselves living in your home and this is best accomplished when you de-personalize and declutter.

I know it's been your home likely for a long time you've raised your family there you've chosen all your beautiful decorations but remember we want the home to be attracted to the masses a wall color that makes you feel happy and alive. It may not be the case for someone else.

Think of it this way, you're going to move, so might as well start packing. Now, our goal is to make the home feel like a model home, right? With neutral colors. Think of it as a white canvas waiting for that new artist to move right in

Tip number two; do not over price your home on purpose.It is never a good idea to price your home significantly over market value just to see if you'll get a bite. You don't want to test the waters, just to see. I do run into sellers who feel that their home is a little extra special and would like just to see if a buyer can come along that's able to see how extra special the home is and maybe even willing to pay a little extra just for that.

This strategy is never a good idea and it will end up costing you more than you think. I won't go into much more detail as to why there are tons of studies and stats that verify it, but I will be making another video here shortly to cover why it is important to price your home correctly. Again just too much information to add to this video.

Now tip number three; listen to your agent and actually let me rephrase that--- listen to your specialized expert agent as you probably already noticed there are tons of real estate agents out there unfortunately not all agents are created equal there are many that enter this business because they think it's glamorous easy money easy work I can honestly say that the opposite is true. In fact did you know that 20% of all agents sell 80% of all homes and 80% of Agents only sell 20% of half homes what this tells us is that 80% of agents out there look at this job as a hobby and only sell home here and there.

Someone who sells only a few homes a year cannot be experts in anything and honestly it's always best to have an agent that specializes in your type of home.

So again listen to your agent when you can trust that their knowledge and their information is valid because those of us that truly make this our career we have the experience the background and our pulse on the market to make sure that you get the most amount of money for your home and tip number four do your best to avoid surprises when it comes to the condition of your home. Now what I mean by this when you get a contract on your home a buyer for your home they will have an opportunity to do their due diligence and very very likely have a home inspection. I have found in my experience and this is a place where it is very possible that the contract was apart because of what comes out in that Home Inspection but you can get ahead of it by having a pre-listing home inspection. And guess what, this is where I commit and my commitment to you my commitment to invest in your home before it goes on the market. So let me tell you about the three things that I invest or pay for before your home ever hits the market.

So number one I will hire and pay for a home inspection before it goes on the market for your house. Now of course you are free to choose any home inspector that you like I do have a list of my preferred home inspectors just because I've had great experience with them the purpose of having this home inspection is to get ahead of the game to address any little repairs or major report pairs at your home.

This will ensure that you have the upper hand you know finding a major report pair while we're in contract will really empower the buyer to either ask for significant repairs by professionals and it will also be an opportunity for the buyer to walk away.

So having a home inspection before you listen to market will help you understand where you stand and really place the negotiation power more on your side.

There are many agents and some people that believe that this is a bad idea because once you have a home inspection. If you do have some kind of issues, you do have to disclose it however you won't have to disclose it if you address it right and also if you choose not to do the repair you can be prepared by having quotes on what it would take to get the repaired so that the buyer feels more comfortable as to what they're purchasing the second service that I will pay for invest in the sale of your home is to power wash the front and the back of your house everyone knows how important curb appeal and fierce impressions.

The third service that I will invest in your home is unique and your choice every house is like I said very unique and marketed differently. What I'll do is have a list of different services available that I believe can enhance the marketing of your home. For example, let's say you have a second floor that has older carpet and maybe the house will be presented best if we get the house professionally or the carpet professionally cleaned or maybe that's how on your home has dirty grout and a good grout cleaning will make your floors look fresh and new I hope you find all these tips helpful and keep in mind there are so many variables when it comes to selling a specific home like homes on acreage that not all your typical ages will be familiar with these nuances if you're thinking about selling your home please reach out for a free no commitment with me I can explain all of this a little bit more in depth and just by reaching and meeting with me.
