You very likely landed on this video because you received the postcard, came across a social media post, or some type of announcement that shared with you, that there is a powerful secret that you should be aware of if you're thinking about selling your home. This secret will maximize the value of your home and it truly is a secret because many do not know about this. In fact some will even tune into this video just to see if there is a secret and what is it? but I'm to tell you, yep. There is a secret.

This secret is the single most important action that you can take to maximize the value of your home especially if you have one acre or more. You may be wondering well, how do I know the secret? Well, I know because we have worked with many sellers utilizing the secret and we have seen concrete results it simply works now. Although we have found it extraordinarily successful you won't hear the secret from any agents you can come across 10 agents or maybe even 100 and they will not be able to pinpoint the secret. Now, of course there's lots of great agents out there it's just that very rarely will you run into some like ourselves that really dive in to the nuances into the statistics into any possibility of learning more about how we can bring more value to our clients. We take the time to run statistics to truly analyze what others are not.

Okay so are you ready for it? Want another secret? Here it is... Start early! It's simple the secret to maximizing the value the potential the experience that you will have in selling your home is to get started early if you start preparing your home well in advance and not the last minute, you will maximize a value when it comes to selling your home. Again you will not hear the secret from many other agents for two big reasons. When you call a traditional real estate agent, they come to your house and say I'm ready to sell, let's list next week! But in reality what we need to do and what we do is take a step back and 99% of the time we know that it will benefit our clients most if we take our time, if we guide them thoroughly of all the things that they should consider doing before going on the market. And this takes some time some resources and just a little bit of extra effort but I guarantee you it's well worth it. And I mentioned this before, but the second reason you won't hear about it, is because they simply are not aware it.

Now, let me take a step back here for a second. Some people do not have the luxury of taking some time to get ready to sell. So, if you need to sell your home quickly, I believe that we're still the best options for you, because we are all preparing with our experience and with their systems in place to be ready to execute no matter what the situation is but at the end of the day starting early is ultimately the best route to go when possible. Now, let me give you some statistics that will prove my point. Number one; we have found that those who start early will sell their homes twice as fast than those who do not that's twice as fast and we're talking about twice as fast in any market, a seller's market, slower market or any market. Another statistics and maybe a little bit more significant is the financial statistic that we have been able to abstract from our experience and that is that sellers who start early will earn over 11,000 more on a transaction than those who do not.

You may be wondering what exactly I mean by starting early why well I have found that that sweet spot is to start as early as at least one month. I've seen people start as early as three weeks and it works just as well. But I've also seen people start two months, early three months, early six months early, and there has been a location where I get a call one year in advance and we truly do start preparing one year in advance. It's never too early! Starting early means a few things and it can also mean something different for many.

So, for example if you've only owned your home for two or three years it's brand new, so likely there might not be as much to do as if you lived in a home 10 years, 20 years, if you have an older home that it is possible that you may have some minor repairs, some decluttering, some packing to do, early on and you may even run into the need to do some major repairs. Starting early means that you'll be able to make an executed plan that will be less stressful and most cost effective. We all know that hiring a last minute repairman to do those minor repairs will only cost you more than necessary as an experienced agent. I cannot tell you how many times I have gone into a home helping them get ready to sell and I have tons of ideas and suggestions that I know will add value or make their home more attractive to buyers but because we did not start early. There's not enough time to get those preparations in order. Starting early will mean you'll have a better, more pleasant experience. Selling a home is stressful it's overwhelming there's lots to do plus by not starting early you can empower those buyers a little bit more. They may be more emboldened to draw those lowball offers have some kind of pushback on negotiations and simply you might walk away with a little bit less money.

Now this is probably one of the most important steps that you can take in starting early and preparing to list your home.

Some will say that a home inspection is not a good idea because then you have to disclose everything that's found in this inspection report that's true but it's also true that it'll give you the upper hand to know the exact condition of your home because under one you can take care of a lot of those little issues a lot of those minor repairs that will show up in the home inspection well before the home goes in the market. And guess what you don't have to disclose anything that you've repaired. Let's say the home inspection says you had a broken window. Well, nobody wants a broken window. You know that as a buyer you wouldn't want to purchase a small broken window so it goes on the market If you've taken care of the problem, guess what? You do not have to list it or disclose it when you sell the home. You'll also avoid those expensive minor repairs requested by buyers that could be taken care of with a five dollar trip to Lowe's. The number one deal-killer in a transaction is that home inspection that the buyer will have during the option period. Those inspection reports can scare a buyer away even when it's not anything to be concerned of knowing the condition of your home puts you in control. I truly believe that. The second service that we will pay for or invest in for your home is to power wash the front and the back of a home. Undoubtedly you've heard curb appeal and that first impression is super important. The last service that we will invest in your home is your choice.

Every home is unique. Every home has different needs. What we will do is have a list of options for you to choose from it can range from anything from cleaning to boxes to pack or for a lawn service. Now this video keeps going and going but we're going to end it here.
